Property selection and due diligence in Dubai
We help select a property that fits your goal — living in it, renting it out, or a visa — and check it before you pay: the developer, encumbrances, debts, the contract. We support the transaction through to registration of title.
When clients come to us
- you are choosing a property and do not know who to trust
- the broker is rushing you to pay a deposit
- you are buying at the construction stage
- you need a property for a residency visa or a Golden Visa
- the seller is offering a non-standard payment arrangement
What we do
- clarify your goal — yield, living in it, a visa — and select the appropriate segment
- check the developer, the project, and its DLD registration
- check the property for encumbrances, mortgages and service charge debts
- analyse the contract and the payment structure
- support you at signing and when making payments
- take the transaction through to title deed registration
How the work proceeds
- Goal. We determine the purpose of the purchase and the budget, including all associated costs such as DLD fees and commission.
- Check. We check the property and the seller or developer against the registers and request extracts.
- Contract. We analyse the SPA or MOU, make amendments, and fix deadlines and liability.
- Transaction. We support the payments and registration, and obtain the title deed in your name.
Documents required
- property details or a link to the listing
- the draft contract from the seller or developer
- copy of the buyer's passport
- proof of source of funds for the bank

Коротко о главном
The broker earns a commission from the deal, and their interest is for the deal to go through. A lawyer checks the grounds and the risks, and their interest is for it to be safe.
A 4% DLD fee and administrative charges, an agency commission usually of 2%, registration fees, and, for completed properties, any outstanding service charge debt.
Yes, by power of attorney. The power of attorney is issued online and legalised for use in the UAE.
